Well, if we look at the big national picture this May, it feels a bit like a ship finding its steady rhythm after a few choppy waves.
While the headlines sometimes like to shout about big changes, the reality is much more interesting. Since just before Christmas—the 18th of December 2025, to be exact—the "Big Bank" (the Bank of England) has kept its main interest rate exactly the same at 3.75%. Why does that matter to you? Think of that rate like the "cost of borrowing energy." Because it hasn’t moved in months, banks are feeling more relaxed about lending money, and people are feeling braver about making plans.
However, we are seeing a tiny bit of "price breathing." Last month, the average UK home was worth £285,111, and this May it has dipped just a tiny smudge to £284,720. That’s a change of less than 1%. It’s like a marathon runner slowing down for a quick sip of water rather than stopping the race. In fact, if we look back to the end of 2020, the average home was worth about £245,000. Today, it’s nearly £40,000 higher. That is a huge amount of extra "hidden savings" sitting in the walls of the nation’s houses!

When the tide comes in across the UK—meaning people are feeling confident and mortgages are easy to get—it lifts all the boats in every little harbour, including ours. When national buyer confidence is high (like those 62,600 approvals show), it means more people are looking to move, which keeps our local streets in S627 busy with moving vans.
Even though prices nationally are moving sideways rather than jumping up right now, the fact that more people are getting permission from their banks to buy is a great sign. It shows that the "dream of moving" is very much alive and well.
Looking ahead, because the cost of living (inflation) is sitting at 3.4% and people's wages are growing at 3.6%, folks actually have a little more "jingle" in their pockets than they did last year. This suggests that as we head into the summer, the market won't be doing anything scary. Instead, we’re looking at a steady, sensible time where buyers and sellers can make plans without worrying about the ground shifting beneath their feet.
