The Myth: "Everything has stopped because people are on holiday"

You’ll often hear folks at the bus stop saying that nobody buys a house in July because everyone is off to the seaside. The reality? In S62, the engine is humming along beautifully. Even while the suitcases are being packed, 14 homes are finding new owners every single month. We aren’t seeing a "summer slump"; we’re seeing a focused market where people know exactly what they want.

This "tight" supply is why we are seeing high-end homes, like a recent sale at Higher Stubbin for £950,000, and more modest family homes all moving through the system with real purpose.

If you’re thinking of selling: It’s a fantastic time to get your "For Sale" sign up. With only 55 homes available and about 25% of all available stock selling every month, your home is more likely to stand out. Because there’s less for buyers to choose from, you’re in a great position to get the price you're looking for.

If you’re looking to buy: You need to be "match fit". Because things are moving at a trot, you should have your paperwork ready and your sensible shoes on for viewings. You might find you need to be a bit more decisive than you would have been a year ago.

If you’re just staying put: It’s good news! High demand and low supply generally mean your home is holding its value very well. The average price people are actually paying in S62 over the last year is around £156,211—a solid figure that reflects how much people want to live in our neck of the woods.
