It sounds like a bit of a fever dream, doesn't it? But looking at the numbers this May, that feeling of high demand reflects the current reality of our local S62 property scene.

Here is my take for the month: Despite everything you might hear on the national news about a cooling landscape, S62 is currently showing significant resilience. If you are waiting for a moment where the market is flooded with options, you might be waiting a very long time.

Right now, we are firmly in what we call a Seller’s Market. To put that in everyday language, it’s like being the only person in Parkgate with a cool bottle of water on the hottest day of the year—you have something that lots of people want, and there is significant competition among those looking to secure a property.

The biggest heartbeat of our market is the relationship between supply and demand. In S62, the current housing supply sits at a level that heavily favours those looking to sell.

Imagine for a second that every single person who wanted to sell their home in S62 put their keys on a big table today. If no one else added their keys to that pile, the current rate of market activity would see the entire table cleared in a relatively short period. Usually, when stock levels are higher, the power is shared equally between buyers and sellers. Because our current stock levels are low, the sellers are currently holding the advantage in negotiations.

Across our whole area—taking in the leafy lanes of Wentworth, the busy streets of Rawmarsh, and the quiet corners of Parkgate—there are only 58 properties currently for sale. When you consider how many people want to live in our fantastic S62 community, 58 represents very limited choice for buyers. It’s a bit like a game of musical chairs where there are 50 people playing but only 10 chairs available.

The level of market activity is what stands out. Every month, we are seeing about 19 homes find new owners. When you look at that against the 58 homes available, it means about a third of the entire available stock is being replaced by new listings every single month. This high turnover means that while properties are available, the total choice for buyers remains constrained as demand continues to absorb new instructions.

We’ve seen some incredible activity lately. From the grand Oak Tree Cottage in Wentworth achieving a price of over a million pounds, to beautiful family spots like those on Bairstow Gardens in Rawmarsh fetching over £400,000, people are putting serious money down to secure a slice of S62.

So, what does this mean for you?

If you’re thinking of selling: The current market conditions are in your favour. Because there is so little choice for buyers (remember, only 58 homes!), your property is going to stand out much more. You aren't competing with hundreds of other houses; you are the main event, facing very little competition from other sellers.

If you’re looking to buy: You need to be "match fit." With limited housing supply, you need to have your finances ready and your walking boots on. In S62 right now, being prepared is the best way to ensure you can compete effectively for the limited number of homes available.

If you’re just staying put: You can sleep a little sounder knowing that people are very keen to live exactly where you are. When demand is this high and the stock levels are this low, it keeps the value of your own home feeling very sturdy and strong.

S62 is a bit of a local treasure at the moment—people want in, and the current market activity reflects just how desirable our corner of South Yorkshire remains.
