If you were to guess how much your home has earned for you just by standing there over the last seven years, what would you say? Most of my neighbours in the S62 postcode area usually guess about £10,000. They are almost always shocked when I tell them the real number.

I’m Daryl Horsfall, and today I’ve got a "good news, bad news" story for you. It’s a bit like a seesaw—as one side goes up, the other dips, but the playground itself is still a very sturdy place to be.

The Good News: Your Brick-and-Mortar Piggy Bank

Let’s start with the best bit. If you bought an average home in S62 seven years ago, it was worth about £127,897. Fast forward to today, 1 June 2026, and that same home is worth roughly £153,323.

That means while you’ve been sleeping, eating, and watching the telly, your home has earned you £25,426. That is real wealth sitting right under your feet. Whether you’re tucked away in a quiet spot like Higher Stubbin or living closer to the hustle and bustle of Rawmarsh High Street, your house has been quietly growing and protecting your money better than most bank accounts ever could.

The "Bad" News: The Price Tag vs. The Handshake

Now for the bit that requires a bit of a reality check. We are seeing a bit of a gap between what people hope to get for their homes and what is actually happening when the keys change hands.

Currently, the average "price tag" (the asking price) across S62 is £167,958. This went up by a tiny £802 this month. However, the price people are actually paying—the "sold price"—dropped by about £3,451 recently.

Right now, there is a gap of £14,635 between the price on the advert and the price at the finish line. Why is this happening? Well, it’s a sign that while sellers are feeling very confident, buyers are being a bit more cautious. If you are selling a home on Bairstow Gardens or Trueman Drive right now, you might need to be prepared for a bit of a haggle.

What’s on the Shelf?

Did you know that there are currently 61 properties for sale across the whole S62 postcode? That might sound like a lot, but in a big area like ours, it’s quite snug. We are seeing about 15 sales happen every single month.

Think of it like a local shop: if they have 60 loaves of bread and sell 15 every day, they have a four-day supply. In property terms, we have about "four months of supply." This means homes aren't sitting around forever, but buyers do have a little bit of time to think before they make an offer.

The Big Picture for S62

The average price people are paying right now is £153,323. To give you an idea of what that gets you, it’s roughly the cost of a classic three-bedroom semi-detached home in a nice part of our postcode.

However, S62 is a diverse place! We’ve seen some incredible activity lately. Over in Higher Stubbin, a detached house recently sold for £950,000, while some lovely family homes on the Old Stables in Rawmarsh have been fetching closer to £390,000.

My Advice This Month

If you’re thinking of moving, don't let the "sold price dip" scare you. The market is still very healthy—it’s just "calming down" after a very busy period. The most important thing to remember is that 70% of homes here are priced between £110,000 and £250,000. If you price your home sensibly within that bracket, you’re likely to find a buyer who is ready to move in and start their own story.

Property isn’t just about numbers on a screen; it’s about the roof over your head and the security of your future. And in S62, that security looks very bright indeed.
