The Great Price Pretend, S62 Property Market — July 2026
You might have heard people chatting over a cuppa in Rawmarsh or down the local shop in Stubbin saying that house prices are "stalling" because the stickers in the shop windows have nudged down a tiny bit. Well, I’m here to tell you that’s a bit of a myth!
Think of the S62 property market like a professional baker making a cake. Just because the baker decides to put a slightly smaller "suggested price" on the sponge doesn't mean the cake isn't getting tastier. In fact, while the asking prices (the "hopeful" numbers you see on websites) dropped by about £468 this month, the sold prices (the actual money handed over) actually shot up by a whopping £2,888!
What’s on the price tag?
Right now, the average price tag you’ll see on a home in S62 is £167,490. To put that in perspective, that’s roughly what a lovely three-bedroom semi-detached home costs around here.
Did you know that 70% of the homes currently for sale across our postcode—from the leafy corners of Bairstow Gardens to the busy heart of Rawmarsh—are priced between £115,000 and £240,000? It’s a bit like a high street shop; there’s something for almost everyone's budget, whether you’re looking for your very first flat or a bigger family garden.
The "Gap" in the Middle
Here is a quirky fact for you: there is a bit of a "tug-of-war" happening between what sellers hope for and what buyers are willing to pay. On average, asking prices in S62 are £11,279 higher than the price people are actually paying at the end of the day.
Imagine you're at a car boot sale. You might ask for £10 for a lamp, but you’re happy to take £8 if someone shows you the cash. That’s exactly what’s happening in S62. Sellers are aiming high, but buyers are being savvy and negotiating a bit of a discount.
How much choice is there?
If you’re out house-hunting this weekend, you’ve got about 55 homes to choose from across the whole S62 area. We’ve seen about 14 sales happen every month lately—that’s roughly one home every two days finding a new owner!
Because there aren't thousands of homes on the market at once, it means the people selling are still in a very strong position. We call this a "seller's market," which basically means the ball is in the homeowner's court.
The "Magic Money" in Your Bricks
This is my favourite part. If you bought an average house in S62 exactly seven years ago, it was worth about £128,583. Today, that same house is worth £156,211.
That is £27,628 of "magic money" that has grown inside your walls while you were sleeping, eating dinner, and watching TV. That’s a 21.5% increase! It’s like having a giant piggy bank that grows all by itself without you having to put a single penny into it.
The S62 Verdict
Whether you’re up near Higher Stubbin or closer to the High Street in Rawmarsh, the story is the same: the S62 market is feeling very sturdy. Even though the "advertised" prices are having a tiny rest, the money people are actually paying is climbing.
If you're thinking of moving, don't be put off by the headlines. The S62 market is moving along nicely, and for most of us, our homes are worth significantly more than they were just a few years ago.
