Rawmarsh Market Demand — September 2026

The Coffee Shop Queue for Keys, S627 Market Demand — September 2026

I was wandering through Rawmarsh earlier today, grabbing a quick brew, and I noticed something interesting. The queue was out the door, and everyone was looking at the person in front, wondering if the last cinnamon bun would still be there when they reached the counter. It struck me that the S627 property market feels exactly like that right now.

What if you woke up tomorrow and realised your house was actually a golden ticket? In our neck of the woods, from the leafy corners of Higher Stubbin down to the busy streets of Haugh Green, that’s not far from the truth. If you own a home here, you are currently holding something that a lot of people want, but not many people are willing to give up.

The Great Tug-of-War

Right now, S627 is what we call a "seller’s market." In plain speak, that means if you put your house up for sale, you’re the one holding the steering wheel. Imagine trying to buy a popular toy at Christmas when there are only three left on the shelf but twenty parents are hovering nearby. That is the vibe in S627 this September.

Across our whole area—taking in places like Trueman Drive and Bairstow Gardens—there are only 25 properties currently looking for new owners. Now, 25 might sound like a fair few, but when you consider how many people want to live in S627, it’s actually quite a small number. Interestingly, we’ve seen a tiny bit more choice pop up recently; we’ve gone from 20 homes on the market to 25. It’s like a few extra buns being brought out of the bakery oven—it helps, but they won't sit there for long!

A Very Busy Beehive

Even though the number of homes available is low, the market is buzzing. Every month, about 5 homes in S627 find their new families. When you look at the 25 homes available against those 5 sales, you realise that a huge chunk of everything "on the shelf" is being snapped up constantly. We call this the turnover rate, and at 20%, it shows that the S627 market is moving with plenty of energy.

Did you know that over the last year, 71 families have successfully moved house within S627? We’ve seen everything from grand homes in Higher Stubbin changing hands for £950,000 to lovely family spots in Haugh Green and The Old Stables fetching around the £385,000 to £390,000 mark. People are putting down roots here because they love the community, but the "stock"—the choice of houses—is staying very tight.

What does this mean for your front door?

If you are living in your forever home and just curious, here is the scoop: because there isn't much for sale, the homes that are available are very precious. This usually means your home is worth more now than it might have been in years past. In fact, while the price people are actually paying (the "sold price") has averaged about £203,358 recently, the prices people are hoping to get (asking prices) are sitting higher at £227,188.

If you are thinking of selling, you are in a fantastic spot. You don't have much competition. You aren't fighting against fifty other similar houses on your street. You are the main event!

If you are looking to buy in S627, you need to be on your toes. Because there are only 25 homes to choose from across the whole postcode, you can’t afford to be indecisive. It’s a bit like a game of musical chairs—when the music stops, you want to make sure you’ve got your spot secured.

Whether you’re in a terrace in Rawmarsh or a detached spot near the stables, the S627 market is proving that good things come in small quantities. There’s plenty of activity, but not much to go around!
